Buyers Agent. AIC acts as a buyer’s agent for those investors looking for a property to meet their specific needs. AIC has an extensive network of real estate agencies that react quickly to investor requirements. After extensive searching, we will shortlist the best options and provide relevant market information which will include demographics, historical growth, rental vacancies and recent comparative sales. After the client has chosen a shortlisted property, AIC will negotiate with the real estate agent to obtain the best price with the best terms. AIC’s knowledge of the market minimises the chance of the purchaser over paying for their investment and enhances the investor’s opportunity to achieve an excellent price for their property. AIC will facilitate the sale and assist the purchaser up to settlement. AIC is also able to represent investors at auctions and bid on their behalf.

Engagement details. Investors are invited to call AIC anytime (1300 768 331 or 0400 455 592) to discuss Buyer’s Agent services. Upon agreeing to engage a Buyer’s Agent from AIC, a contract will be signed between AIC and the client which details services to be provided, timeframe and costs. General costs include a $2000 Commitment fee for an agreed term of engagement and a 2% commission on the agreed purchase price of the property. Incentives are included in the agreement which ensure that we work hard to achieve the maximum discount for the client. Our aim is to achieve savings which are well above our commission. In most cases, AIC pays for itself by the discounts achieved from negotiation and the savings made by the vendor agreeing to flexible terms.

Auctions. AIC can represent clients at auctions. Our fee is $500+GST for attendance and $900 incl GST if we achieve the winning bid. Prior to auction, AIC will discuss various issues with the client concerning price, terms, market, strategy and action to be taken if property is `passed in'.

Rental Searches. AIC also provides a property rental search service whereby AIC locates rental properties for overseas and interstate clients. This service is a significant advantage for those seeking rental properties in the near future as AIC eliminates the heartache of time spent searching for properties and negotiating terms with landlords.
